Multifamily owners are taking advantage of adding ADU’s to their property as it’s a great way to add value to the property by increasing the number of units and liveable square footage, and increasing cash flow with more tenants & rental income.

Owners can convert existing multifamily structures that are currently not being used as livable space, such as tuck-under parking, garages, carports, storage rooms, attics, basements, rec rooms, utility rooms, and unused open spaces.

Property Considerations

Number of ADU’s Allowed

1 ADU can be built on multifamily properties, and up to 25% of the existing number of units. From this method, for example, if a property has 8 units, you may be allowed to build up to 2 new ADU’s from converting non-livable spaces. For detached ADU’s on existing unused land, you can build up to 2 ground up, new construction ADU’s.

Parking Restrictions

ADU’s that are made by converting garage, carport or tuck-under parking are not required to replace the parking. New construction & detached ADU’s on unused land are not required to provide on-site parking assuming the property is located within 1/2 mile of public transportation that includes a bus stop for riders.
