Under the leadership of Matt Dunfrund, our Director of Leasing, we provide high-end leasing services with a thorough, proven step-by-step system to ensure you get the right tenant. Our Leasing Process
Rental Valuation
We will visit the unit in person to see its current condition, take measurements, and give any suggestions we might have, if any. We will then run a detailed market rent survey and find all of the best recent rental comparables and analyze each individually to come up with a fair market value of your rental unit.
Fix, Clean & Prepare
Before photos, we will make sure the unit is ready and looking at its best! With the help of our in-house team, we will help fix, repair or replace anything that needs to be done before photos are taken, and then get the unit professionally cleaned and ready for market.
Photos
Once the market rent value is established, and the unit is prepped and cleaned for leasing, we will send our professional photographer to take high-end photos of your rental unit to help expose the opportunity to the rental market and make your unit stand out compared to others.
Exposure
From The MLS, Zillow, Redfin, Apartments.com, WestSide Rentals, Realtor.com, Social Media, and amongst many other marketing sites, we will make sure your unit is getting the attention it deserves.
Showings, Applications & Background Checks
After the unit has been exposed, we will personally field all incoming inquiries, calls, texts and emails from prospective tenants and schedule showings for them to see the unit. As rental applications come in, we will go through each individual application and then review credit checks, background checks, employment history, proof of income and tenancy history.
Signed LEase
Once a tenant is selected and chosen, we will create a lease agreement between the Landlord and Tenant, orchestrate the first & last months rent collection, and schedule the move in + hand off of keys to all parties.
